Magdalena Szwarc-Brożyna is a transactional lawyer with over 20 years’ experience on the commercial real estate market. She advises on the development, sale, purchase and lease of commercial, office, logistics, residential and industrial real estate.

Legal counsel to the international and Polish developers and investment funds. Supports her clients at every stage in the investment process of a real asset, starting from advisory in its structuring, due diligence, acquisition, development, commercialization, asset management and sale.

Engaged in pro-bono initiatives – her project fighting with the housing crisis co-led with the Habitat for Humanity Poland Foundation won Rzeczpospolita daily’s contest in 2023.

Active member of TOP Woman in Real Estate since 2019 and the Urban Land Institute (ULI) since 2022 as a mentor.

Experience

• Logistics property owner and operator - advising on the sale of three SPVs holding a warehouse portfolio of a 142,000 sqm of logistics space in Poland. The Purchaser was a newcomer on the Polish market, established by a JV of Greykite and White Star Real Estate. The transaction was closed in September 2024.
• Episo investment fund managed by Tristan Capital Partners - advising on the sale of the Mokotów Nova office complex to Rysy Properties Limited in 2023.
• Eiffage Immobilier - advising on the forward funding transaction of sale and development of the student housing project “Life Spot” in Warsaw to Griffin Capital Partners in 2023.
• Leader of French residential developers, Nexity S.A. - advising a on sale of its business in Poland to Develia S.A. and coordination of the sale of its business in Portugal. Both transactions were closed in 2023. Polish transaction of EUR 100 m value was the biggest transaction in Poland in 2023.
• Skanska Property Poland - advising on the sale of one of High5ive office buildings in Cracow and one of the Centrum Południe office buildings in Wrocław, to Stena Real Estate AB in 2022.
• Episo investment fund managed by Tristan Capital Partners and White Star Real Estate - advising on the sale of five SPVs holding a warehouse portfolio of a 161,000 sqm of logistics space in Poland, to EQT Exeter. The transaction was closed in September 2021.
• Nexity Polska - advising on the sale of PRS buildings under development to Van der Vorm Vastgoed fund in 2020.
• Skanska Property Poland - advising as a landlord on the commercialization of office buildings in various cities across Poland prior to their sale, since 2015 till 2024. In 2020, Head of our Real Estate team advised in the record-breaking lease of the entire office space of Generation Park Y to PZU Group. It was the largest lease in the history of the office market in Poland and in the history of the Skanska Group worldwide.
• Owner of the iconic Warsaw building, designed by Lord Norman Foster and known as the Metropolitan - advising on all aspects of asset management and leasing.
• Heitman - assisting in the commercialization of the then largest office park in Europe, EMPARK Mokotów Business Park, on exclusive basis, in years 2007-2014.
• JV established by Grosvenor and Reino IO - advising on the over EUR 100 million acquisition of five warehouse and industrial assets developed by Panattoni and sold by AEW. The transaction was closed in May 2022.
• Advising on the acquisition of a flag Warsaw office building Metropolitan, designed by lord Norman Foster from DWS, in 2021. The transaction value was the highest one on the market in 2021.
• Savills Investment Management, acting on behalf of an Asian investor - advising on the over EUR 120 million acquisition of five SPVs holding warehouse and industrial portfolio of a 280,000 sqm of logistics space developed by Panattoni, in January 2020.
• Confidential client - advising on the acquisition of the portfolio of 9 retail galleries located in Płock, Mława, Racibórz, Wałbrzych, Strzegom, Gdańsk, Kalisz, Koszalin and Szczecin, in 2015.
• St. Trinity Evangelical-Augsburg Parish in Warsaw - representing in the transaction of exchange of the undeveloped land in Warsaw called “Serek Wolski” with office building in Warsaw and historic retail and residential building in Wrocław owned by Griffin in 2015.
